Who needs a Landlord Policy?
Landlord insurance is for anyone who owns a dwelling and rents all or part of it out to one or more persons as to occupy as tenants.
Why do you need a separate policy as a landlord?
This type of policy is to provide coverage to the dwelling owner for damage to the building. It also protects the insured against liability claims. Any damage to the dwelling caused by the renters is also covered by landlord insurance. CFA suggests that anyone considering becoming a landlord keep the following in mind:
-
What is your policy on pets?
-
Do the tenants have a trampoline? Trampolines on the property may create complications when trying to insure the landlord.
-
Do the tenants have a Renter's Policy to protect themselves and their personal property?
-
Does the dwelling have functioning and properly-located smoke detectors?
-
Does the dwelling have functioning and properly-located carbon-monoxide detectors?
